It is sometimes possible to optimise a landlord’s rental income by creating additional bedrooms. It’s a solution that works for everyone: more overall rent for the landlord; cheaper costs per person living in the house. Take this property in Earlham. A short walk from the University of East Anglia, the property is in an ideal area for a student let. Students often prefer to live in larger house shares to save money on bills. We divided the lounge to create two additional bedrooms turning this property into a 5 bedroom student house.

Before

The house was more of a family home with a large lounge and a kitchen diner. One of the upstairs bedrooms was only being used for storage.

After

The house has been decorated throughout, re-carpeted, had heat and smoke detectors installed and electrical testing carried out. We’ve turned a three bedroom property into a five bedroom property. The large kitchen/diner and garden means that there is still plenty of shared space for sociable students.

Lots of properties in Norwich are suitable for adapting in this way. With two universities, there will never be a shortage of students looking to rent good quality homes. By providing the very best quality student housing, we attract the very best tenants.
