In the Pearl Lettings & Property Management model of property management, we consider landlords to be our customers and tenants to be consumers. We think it is totally wrong that tenants should pay fees. We have never charged tenants fees and we never will. We work hard to build a supportive relationship with the tenants of the properties we manage – a relationship based on trust that starts with our promise: no letting agent fees.

A member of our Norwich property management team is on call 24 hours a day. We will quickly assess whether an immediate site visit is required and take the appropriate action. We respond to calls from tenants and landlords.

We want our tenants to be as informed as possible. In our years of property management, we’ve noticed many of the same questions recurring. We’ve compiled our responses into an information sheet that we provide to all tenants as part of a move-in pack. In it they’ll find:

  • Information about what to do and who to contact in the event of emergencies
  • Advice on moving in and moving out
  • Instructions for how to use the provided white goods

Permitted Payments

Even before they were banned in June 2019, we never charged tenants’ fees – because we believed that the practice of charging exorbitant fees (endorsed by many of our industry colleagues) was unjust. These are the only payments that we take from our tenants:

  • Rent on behalf of landlord
  • Holding Deposit: one week’s rent
  • Deposit: five weeks rent
  • Changes to the tenancy contract: up to £50.00
  • Replacement key: £5.00
