What are your fees?

We charge different percentages depending on the workload that will be needed to manage your property effectively. We are always upfront about our pricing policy:

  • Family Homes - 10%
  • Apartments (professionals) - 8%
  • Student Lets - 12%
  • Shared Houses - 15%

Can you help me with independent financial advice about my property?

In addition to the tenant find and property management services that are included in our fee, we can introduce you to experienced colleagues in the financial services industry including:

  • Lawyers
  • Mortgage Brokers
  • Accountants
  • Independent Financial Advisors

Why should I choose Pearl Lettings & Property Management over other letting agencies?

We will support you in bringing your property up to our high standards and find you good quality tenants to live in your building. On top of these core services we will:

  • Attend to any maintenance requests – if we can fix it there will be no extra charge
  • Build a good relationship with your tenants

What's your approach to finding tenants?

All prospective tenants are pre-assessed before we arrange a property viewing. We are popular with tenants (we have never charged tenant fees) so we can pair quality tenants with quality properties. Our provision of tenant services benefits the landlord greatly. In our experience, happy tenants will take much better care of a property than unhappy ones.

Whose responsibility is the garden?

We are quite happy for green-fingered tenants to tend the garden and grow plants in pots, provided the garden is returned to its initial state when they leave the property. Basic garden maintenance is the responsibility of the tenant and we provide appropriate tools. For student lets and shared houses we supply the services of a gardener (and this service is included in the management fee).
