Norwich vs. the UK Average

A recent RightMove report looked at student rents across more than 50 cities in Great Britain. Hull and Sunderland topped the list as the cheapest, with average monthly rents of just £804 - around 41% below the national average of £1,565. Meanwhile, cities like St Albans and Oxford see rents soar to £2,000-£2,300 per month.

Norwich can be just as competitive as Hull or Sunderland for students. Depending on the property type and location, students can often find rooms in shared houses or HMOs for around £550-£650 per month, making it one of the most affordable cities for student renters outside the north. That’s a significant saving compared with London, Cambridge, or Oxford - and students still enjoy a lively city atmosphere and all the benefits Norwich’s universities offer.

Why Norwich Works for Students

Norwich offers a great balance between affordability and quality for students. There are plenty of housing choices, from purpose-built student flats to HMOs and shared houses. The city is easy to get around, has good public transport links, and there is no shortage of shops, cafes, restaurants and things to do. All of this without the high rents you will often see further south.

When it comes to shared houses, bigger properties or HMOs can be more expensive overall, but splitting the rent between housemates usually keeps the cost reasonable for everyone. To put it in perspective, two-bedroom flats across the UK now average around £1,612 per month, and four-bedroom houses about £2,260. In Norwich, sharing a house or flat generally costs far less than these national figures, and in some cases, rents can be just as affordable as in cities like Hull or Sunderland.

Practical Tips for Students Renting in Norwich

  • Start Early - It probably goes without saying that the earlier you start, the more choice you’ll have. The busiest period for student rentals is typically November to February.
  • Set a Budget - Decide on what you can realistically spend on rent each month, including bills and internet.
  • Check the Property - Ensure it meets safety standards, has a valid EPC, and that tenancy terms are clear.
  • Consider Location - Proximity to the city centre or university campuses might cost a little more, but it can save on travel time or expenses.
  • Share Wisely - If sharing with friends, make sure everyone understands their responsibilities and consider splitting rent and bills fairly.
