Between exams, deadlines, and everything else university life throws your way, sorting out housing might not be top of your to-do list - but getting a head start really does make a difference.

1. Start Early
It’s tempting to wait until after Christmas, but the best student properties usually go quickly. Start looking as early as October to give yourself time to view different homes, compare rents, and find something that suits the lifestyle and budget of your group.
If you already know who you’re living with next year, even better - get organised early and you’ll have far more options.
2. Work Out Your Budget

3. Location Matters
How close do you want to be to campus, public transport, and the city centre? Norwich is a compact city, so most student areas - like the Golden Triangle, Bowthorpe, or around the university - are well-connected and safe.
That said, every area has its own pros and cons, so it’s worth spending some time considering what is most important to you and your group:
- Three Score: Typically newer properties featuring more facilities, such as bathrooms and en-suites. There are also no permits for parking and greater access to green areas.
- Golden Triangle: A lively area of typically period properties with traditional layouts. However, parking in this area will require a permit.
- West Earlham: You will be closer to campus, but this typically comes with a higher rent.
Remember, living slightly further out might on the face of it appear like a good way of saving some money, but be sure to check travel times and costs before committing if you will be relying on buses or bikes.
4. View Properties in Person
Always try to view a property in person before you agree to anything. Check things like heating, lighting, and general condition. It’s also worth asking about the EPC rating to get an idea of energy efficiency (and future bills).

5. Understand Your Tenancy
Read the tenancy agreement carefully before signing. Make sure you understand:
- How long the tenancy lasts
- What’s included in the rent (bills, Wi-Fi, etc.)
- Deposit amount and protection
- Your rights and responsibilities as a tenant.
If you’re unsure, ask your letting agent or university housing officer for advice - they’re used to these questions.
6. Choose Your Housemates Wisely
Living with your friends is one of the great aspects of university life - but it is also a big commitment. You may all get on well around campus or on a night out, but living together is a whole different kettle of fish.
As a group, discuss things like budgets, cleaning, and bills early on to avoid any surprises further down the line. Being upfront from the outset can save you from a whole lot of stress once term has begun.
