How to Make a Property Attractive to Students

We work closely with our landlords to ensure that their properties meet our rigorous standards of quality. Beyond that, we can advise on making a property attractive to a particular demographic. We have over ten years of experience in the Norwich rental market, which has given us a good insight into what tenants are looking for. In the case of student tenants, here are a few things that make a property more attractive.

  • Multiple Bedrooms. Extra people sharing can mean a cheaper share of communal bills such as electricity and water. This is always appealing for students that are keen to make savings where they can. We can help you maximise your rental income by renting by bedroom and keeping your property full of respectful student tenants.
  • Furniture. Many students are only in the city temporarily and don’t want the hassle of having to furnish a property and then dispose of these belongings when they move on.
  • Social Space. Studying at university should be a sociable time and students appreciate a space where they can unwind. A large kitchen can double as a place to cook and to hang out.
  • Useful Private Space. Students need somewhere to attend to their studies – so a small desk in each bedroom is an attractive feature.
  • Convenient Location. Properties close to the University or on a convenient bus route will always be popular with students who don’t want to waste time on a long commute.

If you think that your property meets these criteria but are reticent about renting to students, talk to us about our tenant-finding and property management services. We know that a tiny minority of students give the others a bad name when it comes to renting properties. Part of our service is finding the best tenants to ensure that your property is looked after.
