It’s Worth Investing in Good Fixtures and Fittings

Among the more disreputable landlords in the rental market, there is a school of thought that runs thus: provide tenants with the cheapest fixtures and replace them cheaply when they are inevitably broken or damaged. At Pearl lettings, we believe there is a better way. We encourage our landlords to invest in decent fixtures and fittings as this will attract good tenants who will respect the property that they are renting.
Furnished Properties
For many tenants – especially those such as students who may be on shorter lets – renting a furnished property is more convenient than finding furniture at the beginning of a let and removing it a few months later. Furniture provided for a furnished property doesn’t have to be new, but it should always be in good condition. It should go without saying that a stained mattress or a wobbly sofa leg is going to be very off-putting to a large sector of potential tenants.
Part-Furnished Properties
Part-furnished properties are desirable to tenants who have already accumulated most of their own furniture, but perhaps don’t have the refrigerator and oven that you can provide as part of the kitchen. Where possible, fitted units are better than free standing ones. Especially in the case of a hob where dropped food and spillages can go unnoticed down a small gap until the unit is pulled out at the end of a tenancy.
Blinds and Curtains
Blinds or curtains provide tenants with privacy. They can shade the sunlight entering the room and prevent passers-by from peering in at night. You wouldn’t be without them in your own home and we think tenants should enjoy the same rights. As a minimum, we think it is a courtesy to supply blinds for privacy in overlooked rooms and curtain poles where tenants can hang their own curtains if they so choose.
